School District Ratings (Expanding Buyers’ Options), Kennett Run & White Clay Fest Tomorrow

Lack of homes for sale (low inventory) is still causing Buyers grief when their offers are not accepted time and time again due to fierce competition (12-24 buyers bidding on the same house). Prices are high (and expected to rise through the year). Winning buyers are paying $20-75K over asking price with no inspections!

To “expand the pie” Buyers may consider expanding their home search area beyond those with the top rated schools, since those ratings drive competition. Here are some local PA School Districts and their overall grades from Niche.com:

A+ rating: Unionville-Chadds Ford, Garnet Valley, West Chester

Historic Landenberg Hotel & Store have a Buyer

March 26, 2023

After four and one half months on the real estate Market Listing Service (MLS), the $1.299 million “package-deal” containing the Landenberg Hotel, Landenberg Store and “The Wool House” is under contract to be sold.  The three properties are shown below.  No word yet on the actual selling price and what the near future holds for these historic properties.

Still a Seller’s Market (Chester County Real Estate Data)

March 15, 2023

So few homes are hitting the open market so far in 2023!  Much less than usual.  These 4 graphs below tell the story of recent Chester County PA real estate activity.   

Sellers are still in control because the number of new listings is down significantly. 

This is good for Sellers, in that (1) they are still obtaining high prices for their home investment, and (2) the homes are still selling quickly.   Although not as favorable as the Summer 2022 peak, the forecast is for steady or slightly higher prices this coming Spring & Summer 2023.

Home prices are down slightly from the post-pandemic spree last summer, but prices are not down much for the best homes in the best locations due to the increased competition between buyers.  See below…

Update on Workshop and Great Outing Last Saturday!

February 13, 2023

Click this link here for slides and video (scroll down to “2023 Update”) from Feb. 9th’s Workshop I attended by Kennett Trails Alliance. There were 38 participants. This discussion included a trail along Route 1 to Bancroft Road, as one of the “project catalysts.”

You can provide feedback on the project until February 24th through the website. Three entities have sponsored this trails initiative planning (East Marlborough Township, Kennett Township and Kennett Borough). Contact me for notes on grant funding sources they provided.

On a blue-sky day, 30+ people gathered at the highest point in New Garden Township to support and walk the New Garden Airport Trail. New Garden Parks & Rec, Friends of New Garden Trails and others sponsored the outing.

a. Town councilors voted unanimously Monday to create a 15 mph speed limit on pathways add signage throughout pathways, and implement “chicane” gates to create “slow zones” for riders in high-traffic areas like ballfields. The gates slow traffic by forcing riders to go through a serpentine turn. The infrastructure items, such as the additional signage and the chicane gates, “have the highest upfront costs.” One foundation so far expressed interest in providing funding.

b.      e-bikes had already been purchased by the Jackson police department, and they would be outfitted with speed-detecting radar guns.

f.       Not approved by Councilors: a required age limit to carry passengers, or mandatory dismount zones.

g.      Much of the discussion focused on middle schoolers. A staff report identified middle school kids as the “primary target audience,” adding in the report that one of the “most common areas of complaint received by the Pathways office is in regards to middle school-aged kids on e-bikes.”

h.      Council members approved recommendations that the middle school bike safety program be hired out to a third party, as well as developing education for bike shops, such as a mandatory short video or bike etiquette questionnaire for folks renting or purchasing a bike.

i.       Police Chief Michelle Weber said the e-bike permitting process has been in place since 2018. Anyone with a class one, two or three e-bike is required to get a permit for their bike within 30 days of purchasing.  “They come in and fill out a form, and all the information is kept at the police department,” Police Chief Weber said.

j.       Jackson Hole Middle School also requires a parking sticker. “In order to park your bike at the middle school, you have to complete the pathway safety course and successfully pass the test.”

k.     Katherine Dowson, executive director of Friends of Pathways, said she’d like to see parents become more involved.  “They need to wake up a bit. If they do have any bike that’s being used, they really need to sit down just as if it was a family car,” she said. “I had a mother say to me a couple of days ago, ‘My son has received four warnings for not stopping at the stop sign. Please give him a ticket.’”

Decent Turnout for Election Day in New Garden

Two of Three Polling Places had 65% or Higher Turnout

November 10, 2022

Election Day in New Garden Township came and went quietly, although the numbers of voters were high for a mid-term election. At the three (3) polling places named New Garden North, South 1, and South 2, the turnout percentages were (as of now unofficially) reported to be 59%, 65% and 68% respectively. Counting of Chester County’s remaining 4,441 mail-in-ballots (of a total 69,222 mail in ballots) is ongoing as of this writing.

Interestingly, an Exit Poll was being conducted by a research group at the New Garden South 2 precinct (the gentleman in the red jacket). After each hour stint of collecting survey responses from voters, the kind surveyor retreated to his car and called in the results to the research firm for distribution to several major news broadcasters. The survey questions were generally well-conceived and designed but for one question that had a limited number of choices from which to select as voter’s choice for Most Important Issue in this election. Other questions covered Senator-elect Fetterman’s health, Dr. Oz’s residency status, and the influence of former President Trump on the voter’s vote.
